  • The home itself. You buy it from its seller.
  • Electric, and gas if your home uses it.

  • Upkeep of your home, inside and out.

Why the two numbers aren't the same thing

Apartment rent pays for the place you live. Lot rent pays for the land under a home you own. With an apartment, the landlord owns the building and fixes the roof. With a home in a community, the house is yours: you buy it, insure it, pay its personal-property tax and look after it.

Lot rent is the land, not the house. The home's own costs always come on top.

Is lot rent paid monthly, and can it go up?

Lot rent is paid monthly under a homesite lease. Like any rent, it can change over time. Before you buy a home in any community, ask how much notice comes before an increase, and ask for the community rules in writing.

Can Missouri give some of it back?

You may qualify. Missouri's Property Tax Credit is for residents 65 and older, and for some people with disabilities. Renters can count part of the rent they pay, and "Mobile Home Lot" is one of the listed kinds of rent.12 For renters the credit is capped at $750 a year, and there are income limits: $27,200 for a single filer and $29,200 if married and filing together, on the 2025 form.12 A tax preparer can tell you whether you qualify.11
