The fastest way to hear about the next one is the waitlist. When a home comes up for sale, Cory calls the people on the list.
Every home here sits on a homesite with a lot rent of $405 a month, on top of the home's price.1

Buying a home here
You buy the home from its seller and apply to live here; the two happen side by side. Cory can walk you through both and show you the home.

How people pay for a home here
At Grand Villa you own the house and rent the homesite under it. Because the land isn't part of the sale, the home is bought like personal property, not like a house with a yard deed.
With cash
Many buyers pay cash, often from selling a previous house. It's the simplest way: agree on a price with the seller, apply to live here, and move in.
With a loan
Some lenders make personal-property loans on homes in communities like this one. These loans work differently from a house mortgage, so ask each lender about its rates and terms and compare them in writing.
Lenders that finance homes in communities include:
- 21st Mortgage Corporation
- Vanderbilt Mortgage and Finance
- Triad Financial Services
- Cascade Financial Services
This list is for convenience, not an endorsement. Grand Villa doesn't arrange, quote or approve loans.

Two different approvals
From Grand Villa
Approval to live here
Everyone who buys a home here applies for residency with the community and signs a homesite lease. As a 55+ community, Grand Villa verifies age during the application, in person, as federal rules for 55+ housing require. We never ask ages on this website.
From a lender, only if you borrow
Approval for a loan
If you pay cash, skip this. If you finance the home, you apply with a lender that makes loans on homes in communities. That decision is the lender's. Grand Villa doesn't arrange, quote or approve loans.
