55+ living in Springfield
A 55+ community in Springfield, MO, with a front door of your own
Springfield has several kinds of 55+ housing: apartments, villas, independent living buildings, and manufactured-home communities like Grand Villa. Here, you own a single-floor house and rent the homesite under it for $405 a month.1 This page sets the choices side by side, with what each one costs.
Grand Villa is nearly full. The waitlist is how Cory knows whom to call when a home comes up for sale.
What kinds of 55+ housing does Springfield have?
Four kinds, and they differ mostly in what you own and what the monthly fee pays for.
55+ apartments
You rent an apartment in an age-restricted building. Rent covers the apartment itself. Utilities and services vary from building to building.
55+ villas and patio homes
Single-level homes in a 55+ neighborhood, bought or rented depending on the community. Some charge an association fee on top. Ask each community for its prices and fees.
Independent living
An apartment in a senior building, where one monthly fee often bundles meals and programs. In Springfield it averages $2,745 a month.2
A 55+ manufactured-home community
Grand Villa is this kind. You own your house and lease the homesite under it. There's no building fee and no meals, just a street of single-floor homes, each with its own front door and two parking spaces.4

What does "55+ community" mean here?
It means Grand Villa is housing for older persons under the federal Housing for Older Persons Act. Federal rules require at least one person aged 55 or older in at least 80% of the occupied homes, and a reliable way of verifying ages.14
At Grand Villa, age is checked in person, as part of the residency application. No form on this website asks anyone's age or who will live in a home.
Living here and buying a home are two separate approvals. How the two approvals work.
What is Grand Villa like?
- 69 single-floor homes on wide, paved streets, on Springfield's west side.4
- Your own house on its own homesite, with your own front door. Many homes have a few porch steps.
- Two parking spaces at every home.4
- City water and sewer from City Utilities of Springfield.5
- No meals or programs. It's a street of houses, not a service building.
- 2526 W Grand St, Springfield, MO 65802.
How close are the bus, groceries and hospitals?
Close. The city bus stops a short walk from the entrance, and two hospital systems are about 8 minutes away by car. Drive times are light-traffic estimates.10

Questions about 55+ living at Grand Villa
Is Grand Villa a 55+ community?
Yes. Grand Villa is a 55+ community: housing for older persons under the federal Housing for Older Persons Act. It's 69 single-floor homes on West Grand Street in Springfield, Missouri. Ages are checked in person during the residency application, never on a website form.14
What does it cost to live at Grand Villa each month?
Lot rent is $405 a month for the homesite. You own the house on it, so the home's own costs come on top: electric, insurance, the Missouri personal-property tax on the home, and a loan payment if you finance the home.1
How does that compare with independent living in Springfield?
Independent living in Springfield averages $2,745 a month, with listed starting prices from $2,145 to $3,685. Those fees often include meals and programs. Grand Villa's $405 lot rent includes neither, and the home's costs are separate.23
Is there a waiting list?
Yes. Grand Villa is nearly full, so it starts with the waitlist. Homes here come up for sale from time to time, and Cory, the community manager, calls the people on the list when one does.
What if I stop driving?
City bus Route 6 runs along West Grand Street, past the entrance. The Grand and Clifton stop is about a 4-minute walk, and the bus runs Monday through Saturday, 6 am to 10:10 pm, with no Sunday service. City Utilities paratransit runs the same hours.86
Can Missouri help with the lot rent?
You may qualify. Missouri's Property Tax Credit lets some renters 65 and older count mobile home lot rent, up to $750 a year, and there are income limits. A tax preparer can tell you for sure.11
