What the lot rent covers

- The home itself. You buy it from its seller.
- Electric, and gas if your home uses it.
- Insurance on your home and belongings.
- Missouri personal-property tax on your home.
- Phone, internet and television.
- Upkeep of your home, inside and out.

Your options, side by side
Independent living often bundles meals and programs into one monthly fee. Grand Villa doesn't. What you get is a house of your own at a much lower monthly housing cost. Both are fair choices, and the table shows the trade.

A Missouri program worth knowing
Missouri may give back part of your lot rent
Missouri's Property Tax Credit is for residents 65 and older, and for some people with disabilities. Renters can count part of what they pay, and "Mobile Home Lot" is one of the listed kinds of rent.12 For renters, the credit is capped at $750 a year.11
There are income limits, and the amount depends on your household income. You may qualify. A tax preparer can tell you for sure. Keep a record of the lot rent you pay, because the claim asks for it.
